Asphalt overlay - placing new asphalt over existing pavement - offers middle-ground solutions for parking lots showing surface wear but retaining structural adequacy. Proper overlay adds thickness for strength, creates smooth new surfaces, and can incorporate drainage improvements while costing significantly less than removal and reconstruction.
DeSoto Concrete Contractors evaluates overlay feasibility through structural assessment of existing pavement. Not every deteriorated lot is suitable for overlay. If the existing base has failed, overlay merely delays the inevitable reconstruction. We provide honest assessment of whether overlay will perform or whether reconstruction is the better investment.
Overlay design must account for drainage impacts. Adding asphalt thickness raises surface elevations, affecting drainage patterns and potentially creating ponding. We address these issues through milling (removing surface asphalt before overlay), drainage inlet adjustments, transitions at buildings and islands, and regrading where necessary.
Typical overlay projects proceed through existing pavement assessment, milling to manage elevation increase, repair of potholes and base failures, crack sealing preparation, tack coat application for bonding, overlay placement in one or two lifts, and new striping and marking.

Milling is often advisable to manage surface elevations, especially near buildings and drainage inlets. Milling adds cost but solves drainage problems and provides a better bonding surface for the overlay.
Properly designed overlay on sound existing pavement typically adds 10-15 years of service life. Longevity depends on base condition, overlay thickness, traffic volume, and maintenance after overlay installation.
